MOST ASKED QUESTIONS



1. ARE WE ALLOWED PETS?
Yes!

Only cats, dogs, miniature fish and domesticated birds are allowed. Only two pets per unit (does not apply to fish). All dogs must be registered in office. Permitted dogs over 30 pounds at maturity must wear a muzzle when in public areas.


2. HOW MANY VEHICLES ARE ALLOWED PER LOT?

The number may vary but all vehicles must fit in your driveway or under your carport. They can be cars, one light pick-up truck, motorcycle, boat on trailer, all owned by individuals residing in home only. No commercial vehicles or motor homes are permitted to be parked overnight in your driveway. Only boats 23 feet long or less on a trailer are permitted in your driveway. Strictly no parking on lawn or stone yards.


3. DOES THE ASSOCIATION TAKE CARE OF MY LAWN (stones/grass)? No!

Unit owners are responsible for the landscaping of their property. Weeds are to be removed from between the stones on a regular basis (no new stone lawns are allowed). Lawns shall be free from unsightly bald spots or dead grass and must be uniform in texture and appearance. The property must be kept in good and clean condition, freshly painted in pastel colors only. Carport must be clean with no trash or debris or storage.  Modifications to your landscape must be pre-approved by the board.


4. IS THE ASSOCIATION REPONSIBLE FOR THE WEEDS GROWING BY MY SEA WALL? No!

Every homeowner living on the lake is responsible for the care and maintenance of their sea wall. The lakes are commercially treated once a month.


5. IS THE ASSOCIATION RESPONSIBLE FOR THE DAMAGES TO THE HOMES FROM GOLF DAMAGES? No!

Homeowner’s living by the golf course are responsible for damages to their property.


6. CAN WE HAVE A BOAT? Yes!

A boat on trailer is a vehicle, boat maximum size is 23 feet, must be parked in driveway. If you use your boat on the lakes in the community a maximum of 40 H.P. is allowed.


7. CAN WE PUT A FENCE? No!

Fences may not be erected/installed on any platted lot in the community unless it is approved by the POA under certain special circumstances. However, small (not over 12 inches high) decorative garden fencing is permitted pending approval of the office.


8. CAN WE MAKE AN ADDITION TO THE MOBILE HOME OR CONSTRUCT A SHED? Yes!

Any improvements to the outside of the property must be reviewed and approved by the Board of Directors for a fee of $25.00, when done the homeowner must bring the approval to the City of Dania Beach to get proper city permit before starting any work.The same rules applies if you want to modify your sea wall, build a dock or expand your driveway, you need the Board approval and the city permit.


9. CAN I RENT MY HOME? Yes!

You must be a homeowner for 3 years before you can rent or permit occupation of your home. Only the registered homeowners can occupy the house for the first three years after a title transfer. After 3 years, rentals are permitted only in the absence of the owner and is allowed only one time per year. Hotel type rentals are prohibited.


10. WHEN IS THE MAINTENANCE DUE? FIRST OF THE MONTH!

A grace period not to exceed the 24 th of the month will be tolerated occasionally. After that delay, fines will be applied. Always add your account number on your maintenance check.


11. HOW MUCH IS MY MAINTENANCE?

$100.00/month up to 3 persons, each additional person will increase the monthly maintenance by $5.00 per person/month. All individuals living in the house must be registered in office.


12. WHAT IS INCLUDED IN MONTHLY MAINTENANCE?

All the amenities of the park. Trash removal Monday & Thursday mornings, and bulk items are picked up on the second Thursday of the month.


13. IS THERE AND OBLIGATION TO REGISTER RENTERS & VISITORS? YES!
Every individual residing in a home for more than 3 days must be registered in office as soon as the office is opened. REGISTRATION IS MANDATORY. There is a fee (depending on length of stay). After filling the form and paying the appropriate fee, an I.D. card will be delivered to each individual. The I.D. card must be in your possession when using the facilities of the Estates of Fort Lauderdale. The homeowner is responsible for the registration of all persons residing in their home. The homeowner will be responsible for fines levied for unregistered persons.


14. ARE THERE MEETTINGS FOR THE HOMEOWNERS TO ATTEND? Yes!

Every third Wednesday of every month in the Club House at 7 P.M. there is an association board members meeting. There is one required annual members meeting each January in conjunction with the election day

to vote for the Directors of our Board). You will be notified in writing, and you must attend so we may have a quorum and meet the Florida State Legal requirements for voting if a vote is requested at the meeting.If you cannot be present to vote, you can vote by proxy or absentee ballot. One vote for each lot.
